"Be Heard" and "Be Represented" says in four words the Mission Statement of the Tenants' Association. It works to ensure that tenants' positions are identified and effectively advanced. Its strength comes from the efforts of volunteer tenants who are proactive, resourceful and not afraid of hard work.

Mission:

Vision:
We will provide assistance, support, and a sense of community to the tenants of 500 Duplex Ave in dealings with the property management.
Composition:
The Executive will consist of the following positions:
Presidents – The presidents shall chair the meetings of the executive and be responsible for the management and governance of the board. The president positions are divided into the following responsibilities:
President of Membership, Communications and Administration
President of Infrastructure and Issues
Vice- Presidents – The Vice presidents shall be responsible for infrastructure (Balcony repairs, Renovations) and tenant issues
Treasurer – Shall be responsible for the financial matters of the association along with and in consultation with the President of membership, Communications and Administration.
Secretaries – Shall be responsible for the minutes of the association and all associated administrative issues.
Directors – Communications– Shall be responsible for (1) the communications to members of the association and (2) Filtering of email to the general email box (3) documenting of membership recruitment and maintain the membership list (4) as well as website content.
Directors – Member Issues – Shall be responsible for responding to membership issues with the property management and responding to tenants concerns regarding Water, Noise, Elevators, Parking and Pests.
Members at large – To be determined by the board – regarding areas of expertise (by-law, web site etc.)
Any member of the executive can resign by providing notice to the board in writing 5 days before the next meeting of the board.
In the absence or resignation of one of the positions, the other member(s) of those positions shall hold the duties and responsibilities of both positions until a nomination of an acceptable person to the board is put forth by the association; this nomination will be confirmed by a majority vote of the board.
Any member of the executive can be removed by a majority vote of the other members of the board.
Membership:
The Members will be a tenant of 500 Duplex Avenue who has expressly consented to join the tenant association by making a written request to the Tenants’ Association email. The information that must be provided to the Tenants’ Association is the following:
Apartment Number
Tenant’s name – If there are multiple people in the unit each person must consent to join the Tenants’ Association
Email address
Meetings of the executive shall be every 1st Wednesday of the month at 07:30 via tele or video conference.
Additional meetings can be called at the request of either president, who can also determine who must be included in the meetings.

If the problem is unique to your unit, contact management directly for a resolution. (Please copy the TA in order for us to determine if others are encountering the same issues.)
The Tenants' Association (TA) tries to address issues that affect ALL tenants. This enables us to build a case, contact management, measure their responses and actions, and add these issues to our Rent Abatement/Tenants' Rights applications before the Landlord Tenant Tribunal (LTB).
The Tenants’ Association will endeavour to respond to your inquiries in timely manner and will respond to appropriate inquiries.
The TA is a collective effort working together for the benefit of 500 Duplex tenants.

The Association will need funds to pay for probable applications to the Landlord and Tenant Board, possible consultant fees for reports regarding capital issues with the Landlord, possible lawyer’s fees, photocopying, postage, paper, and possible upcoming social events (after Covid). Your contribution will assist the Association in its endeavours to accomplish its goals on your behalf.
A contribution of a minimum of $10.00 or whatever you wish to donate would be greatly appreciated.

The Tenants' Association is only as strong as the members who step forward and offer their services. We are always looking for new members of the Executive and invite you to volunteer.
We have chosen a model that has two people sharing key positions. This allows for shared responsibility of work load and assures the positions are covered when individuals are away.
Our members are a source of many talents. Business experience is helpful. Accounting and legal experience would also be helpful. Most important is a willingness to work with a team of people who want 500 Duplex to be a great place to live.
