Since the time 500 Duplex Avenue opened, parking for visitors of tenants has been free. For the first 2 months after it bought 500 Duplex Avenue, QRES did not state whether it would start to charge for visitor parking. There were indications that it would. The Tenants' Association wrote QRES on March 7 stating that if it did start charging for visitors parking there would be an immediate application for rent abatement.
QRES' March 15 letter to tenants stated that visitors parking would continue to be free.
Our impression is that this statement was a response to our initiative.
It has come to the attention of the Tenants’ Association that there are contradictory statements in the March 25 th document that QRES sent out to tenants regarding the new method of registering guest vehicles.
Please be advised that the statement in the 4 th bullet under “or by phone using the instruction below” should read: “Visitors’ vehicles are restricted to a maximum of 15(fifteen) (24 hours) twenty-four hours (NOT 12-HOURS) registrations per month per license plate number”.

On January 9 and 10 the building fire alarm sounded. On both occasions there was no PA announcement made by onsite management. This was a failure to comply with the building's fire safety. the Tenants' Association wrote QRES on March 1 pointing out this safety issue and requiring a response from QRES.
A little later QRES replied indicating that on future occasions the fire safety plan would be followed.
Clearly, QRES' reply was a result of the Tenants' Association initiative.
Q-Residential has agreed to go back to the tennis courts being self-managed by tenants for the Spring/Summer 2022 tennis season.
Contact the management office after hours if someone loses their fob or the fob doesn’t work.
Q-Residential has confirmed that fobs are not tracking tenants’ usage.
Q-Res personnel has yet to provide an on call schedule and we will follow up with them.
